Upon arriving to the hotel, we checked in and went to our room and immediately realised that there was no water. This meant there was no shower, no running water in the sink and no flushing toilet.
We immediately raised this with staff who initially offered a carton of mineral water to shower with. After declining this due to it being an unacceptable solution, the staff assured us that the issue would be resolved by 5pm.
We went out and returned at 6pm to discover the water was still not working. I spoke to the staff and it was clear that the matter wasn’t going to be resolved. The staff could offer no solution, stating that the whole of Kota Kinabula had no water. This was clearly untrue as we had been to nearby restaurants and businesses that had water, and the hotel we later checked into had no issues. I suspect the hotel’s issue was due to poor infrastructure and the fact our room was on the 13th floor.
I requested a refund so that we could stay in another hotel. The staff agreed, but said I would have to speak to Expedia and get them to ring the hotel so that they could process this. Expedia agreed to refund and told us to check out, but have now turned round and refused to refund, saying that the hotel won’t authorise it.
Definitely avoid this hotel, in addition to the above the rooms were shabby and there was no laundry service.
I also will not be using Expedia in the future as they seem to wash their hands when you experience issues.

I never recommend this hotel. We stayed almost 5 days. During those days they did housekeeping once. In residence room, lots of ants are around on the table, around the sink, and on the floor. Floor is so dirty. We read reviews a lot. They all praised this one but Im not sure why they did. The staff are kind but the foods served at breakfast are very limited. The taste is not bad but not my taste. Shortly I want to say TRY TO FIND another one.
First of all - The hotel is extremely dirty. In the room, everything except the floor is dirty. There was Durex Play Gel sticking out from under the bed, visible even from the couch next to it. Access to the pool is through service corridors, which have probably never been cleaned. No sunbeds. No towels.
Definitely do not recommend.
This hotel is decent, our room was very large with a kitchenette and 2 bathrooms. Things were generally clean, but it is definitely a bit shabby and run down. There is no DIY laundry, but a laundry service which is very expensive.
The gym is attached to the pool area on the roof, so they close down the entire area any time it rains. We tried to workout 3 times but every time it was closed (as it often rains).
The area appears close to the waterfront and Imago on the map, but because you have to walk around the highway to get there the walk was longer than expected. There are no shops or convenience stores near the hotel, and the "store" inside the lobby was always closed. It was convenient and easy to get Grab cars at the hotel, but we would prefer in the future to be closer to grab food and snacks easily.
If we were returning we would likely stay in the plaza area directly beside Imago shopping mall as the location is much more convenient and closer to restaurants/shops.
